Yanjiao House Priced at 4.18 Million RMB Becomes Hot Search with 598,000 RMB, Beijing Suburb Property Market Crash Attracts Attention.

Recent turmoil in the Chinese real estate market has brought focus once again to the plummeting housing market in the outskirts of Beijing, particularly in Yanjiao. A viral topic on Weibo on October 14th highlighted the sale of a house in Yanjiao for 590,000 yuan, a significant drop from its original price of 4 million yuan.

Financial blogger “Sister Jinshan” shared screenshots of a lengthy post, expressing concerns about the situation in Yanjiao. She mentioned the impact of Beijing lifting restrictions on property purchases beyond the Fifth Ring Road, leading to further distress in Yanjiao. The post emphasized how some who had bought properties in Yanjiao as an alternative due to restrictions in Beijing were now facing significant losses.

Screenshots revealed red price reduction tags plastered on the windows of a real estate agency in Yanjiao during the autumn of 2026. A two-bedroom apartment, originally priced at 598,000 yuan, was now struggling to attract buyers even after being slashed from its initial 4.18 million yuan price tag in 2017. The scarcity of potential buyers was evident as onlookers would stop briefly before moving on, with the agency manager adding, “Price is negotiable.”

According to reports, the challenging real estate situation extends beyond Yanjiao to the surrounding counties near Beijing, reflecting a pervasive trend in the region. Renowned author Yan Lingyang expressed on social media his belief that the housing market in Yanjiao is not just experiencing a severe decline but also facing a liquidity crisis, nearing depletion.

Yan noted that the previous high property prices in Yanjiao were largely driven by the logic of “if you can’t buy in Beijing, settle for Yanjiao.” However, with Beijing significantly relaxing its property purchase restrictions in 2026, the buying power that previously flowed to the outskirts of Beijing has been redirected back. This shift has stripped away the value that Yanjiao properties held as alternatives, forcing prices to readjust to reflect their intrinsic residential value in Hebei province.

Adding to the woes, the number of properties going up for auction has surged from just over 300 in 2022 to 2,063, indicating a substantial number of homeowners opting to default on their loans. The willingness of individuals to forfeit down payments and credit rather than continue repayments signifies that the market considers the current prices to be inflated compared to their actual worth.

Yan emphasized that property prices are intertwined with urban structure, industrial distribution, and employment opportunities. The sharp decline in Yanjiao is not a standalone issue but a consequence of policy revisions and the sudden loss of its parasitic value tied to external factors. The situation underscores the complex dynamics affecting the real estate market in the region.

Yanjiao, located in Sanhe City, Langfang, Hebei Province, adjacent to Tongzhou in Beijing, has historically attracted individuals working in Beijing who found it challenging to afford housing within the capital.

Between 2015 and 2017, spurred by rising property prices in Beijing, expectations of coordinated development in the Beijing-Tianjin-Hebei region, and investment demands, the housing market in Yanjiao experienced a rapid surge. Some residential prices escalated to tens of thousands of yuan per square meter. However, following the tightening of housing purchase restrictions in the surroundin…

In a report in 2021, it was highlighted that a buyer who purchased a residential property in Yanjiao for 4 million yuan ended up selling it for 1.7 million yuan, indicating significant losses suffered by some high-entry homeowners. The report further pointed out the continued pressure on real estate prices in the surrounding areas following tightening control policies, with prices in some regions markedly declining over the years.
