Recently, the underground parking lot of the property “108 Junyue Mansion” in Zhongshan City, Guangdong Province, encountered a backflow of “yellow muddy water,” with water accumulating to a depth exceeding 30 centimeters, leading to multiple private cars being submerged. The property management company stated that the incident was caused by a combination of human error and natural disaster, but the specific reason for the water accumulation is still under investigation.
On June 1st, videos shared by many homeowners in the 108 Junyue Mansion community in Zhongshan showed significant turbid water accumulation in the underground garage, resulting in several private cars being submerged. Many homeowners are currently facing the dilemma of dealing with the flooded underground parking lot.
The videos revealed that on May 31st, the underground garage of the 108 Junyue Mansion community turned into a “subterranean river,” with the water appearing muddy yellow and extremely turbid, with depths generally exceeding 30 centimeters. SUVs with higher chassis were submerged up to half of their tires, while a red sports car parked in a corner almost had its entire front wheel submerged due to its lower chassis.
According to the “Huashang Bao” report, regarding the situation in the community, a homeowner named Ms. Liang expressed that although the water has receded, there is an urgent need to address the remaining sludge cleaning, vehicles’ damages, and potential environmental sanitation issues. Whether the property claims the internal flooding was caused by the neighboring construction site’s drainage, or is it due to force majeure natural disasters, or the design flaws in the community’s drainage system, will become a focal point of subsequent homeowner’s rights disputes.
The report mentioned that on the afternoon of June 1st, a staff member of the 108 Junyue Mansion property confirmed the water accumulation situation. Regarding the reasons for the flooding, property staff stated that it was a combination of “natural disaster” and “human error.” They explained, “In the past two days, Zhongshan City has been experiencing frequent short-duration heavy rains. At the time of the incident, it was raining heavily, and the accumulated water was being drained out from the construction site nearby, resulting in the entire underground garage being flooded.”
According to the weather forecast before the incident, on May 30th, Zhongshan City was expected to have cloudy to overcast skies with showers and possible thunderstorms, with localized heavy to torrential rain. The property management admitted that the drainage system originally designed for the community did not function effectively during this incident, and they are still investigating the specific reasons for its failure.
