On December 12th, the first phase of the large affordable housing project adjacent to Flushing, Willets Point Commons, officially opened for public applications. The project, known as “Willets Point Commons,” is located next to Flushing in New York.
The application period spans 75 days, with a deadline of February 25, 2026. Rents start at $486, and this round of applications includes 501 units of affordable housing. 20% of the residences are prioritized for residents within the jurisdiction of Community Board 7 in Queens.
Applicants must be at least 18 years old and create an account on the Housing Connect website to fill out their personal information. The system will require uploading relevant financial documents, including recent pay stubs, W-2 wage statements, last year’s federal and state tax returns, benefit determination letters, proof of child support or alimony, and asset verification.
Monthly rents start at $486 for a studio with income requirements ranging from $20,469 to $34,020 per year. For a one-bedroom unit starting at $617, the income requirement is $25,509 to $174,960 annually. Two-bedroom units with rents starting at $728 have income requirements of $30,789 to $262,500 annually, and three-bedroom units starting at $830 require incomes ranging from $35,726 to $301,350 per year.
The residential building’s amenities include two landscaped courtyards, tenant lounges with outdoor BBQ areas, a community garden, fitness center, children’s playroom, shared office spaces, as well as ground-floor retail stores and community facilities.
Priority for applications is given to several groups: 20% of the housing is reserved for residents within the jurisdiction of Community Board 7 in Queens, while an additional 10% is prioritized for veterans or city employees, 5% for persons with disabilities, and 2% for individuals with vision or hearing impairments.
The Willets Point project is led by the Queens Development Group (a joint venture of Related Companies and Sterling Equities) in collaboration with the New York City Housing Preservation and Development (HPD) and New York City Housing Development Corporation. The next phase will involve the construction of 220 affordable senior housing units and a new public school.
