Shandong’s “Duplex 195 Square Meters” Residential Property Auction Starts at Over Ten Thousand Yuan

Recently, in Weihai, Shandong Province, a “duplex 195 square meters with 70 years of property rights” property was auctioned on the JD Asset Trading Platform, with a starting price of just over ten thousand yuan, once again challenging people’s perceptions.

According to Jixu News, on April 19th, auction company staff responded that the property is a residential property auction, not a “judicial auction property,” and can be transferred at any time. The registered building area on the real estate certificate is 97.94 square meters, and the so-called “195 square meters” includes the attic area gifted by the developer.

On April 7th, Hebei Fanliang Auction Co., Ltd. announced on the JD Asset Trading Platform that from 10:00 on April 18th to 10:00 on April 19th, a public auction of a “rare duplex” property in Rushan, Weihai, Shandong Province would be held. The target was described as “staircase house, no heating, no property rights disputes, no delivery difficulties, etc.” The starting price was 10,088 yuan, with a deposit of 20,000 yuan, and bidding increments of 100 yuan or multiples thereof.

The announcement indicated that the auction of this property is for asset disposal, not equivalent to online judicial auctions. The bidding will be conducted through online and incrementally.

According to the real estate certificate of the property, it is located in Yintan Hai Zhi Meng, Rushan City, Weihai, Shandong. It is on the 6th floor (total of 6 floors), with the type of rights being “state-owned construction land use right/house ownership,” the nature of rights being “allocation/marketized commercial housing,” and the use being “urban residential land/residential.” The registered building area is 97.94 square meters, and the state-owned construction land use right is valid until August 5, 2072.

On April 19, Jixu News reporters consulted JD Auction’s online customer service. The customer service stated that the starting price for the target was 10,088 yuan, and a deposit of 20,000 yuan is required to participate in the bidding. If the deposit exceeds the transaction price, the full payment must be made first, and the deposit will be refunded after the order is completed; if it is less than the transaction price, the deposit will automatically offset the transaction amount.

Regarding why the starting price is only ten thousand yuan, related staff from Hebei Fanliang Auction Co., Ltd. responded, “Starting prices are like this,” and mentioned that if there is no competition or high bids, the buyer may indeed be able to purchase the property for just over ten thousand yuan.

As of around 1:00 pm on the 19th, the auction of the property was still in an extended bidding period, with the page showing that there had been 57 bids, and the price had risen to 15,688 yuan.
