In a recent development in the Lower East Side of Manhattan, adjacent to Chinatown, the Essex Crossing Phase 2 apartments at 115 Delancey St have commenced accepting applications for affordable rental units. This initiative falls under a government-regulated affordable housing plan that does not impose application fees or broker fees. The rent is set below market rates in the surrounding area, offering a new option for middle and low-income residents interested in living in the Lower East Side.

According to the project announcement, the available unit type for application is a studio apartment, with monthly rents ranging from approximately $935 to $947, inclusive of heating and gas expenses.

Applicants must meet the requirements for household size and income, with set limits on assets. The criteria show that for a one-person household, the annual income should fall between $35,382 and $68,040, and for a two-person household, it should be between $35,382 and $77,760. The asset limit is $97,200. Household income calculation includes wages, hourly wages, tips, social security benefits, child support, and other lawful sources of income. Individuals holding Section 8 rental assistance or other qualifying subsidies may have different income thresholds, but they still need to pass asset and eligibility screening.

The announcement also indicates that this application period is not just for filling existing vacant units but will also establish and supplement a waiting list to accommodate future openings of affordable housing units.
