Shanghai woman living alone passes away, leaving behind over a million yuan worth of property with no heirs to inherit

Shanghai’s 46-year-old single woman in the district of Hongkou recently passed away. The local court has appointed the local Civil Affairs Bureau as her estate administrator, sparking wide attention. According to neighbors, the estate left behind by the single woman is valued at approximately 2 to 3 million yuan, including a property and some savings.

The woman resided in the Youdian Xincun community, as reported by “Daily Economic News.” On the afternoon of December 27, neighbors in the surrounding area expressed their surprise at her sudden death. A long-time neighbor mentioned that the woman had a regular schedule for work, had a quiet personality, and did not interact much with neighbors in the community. The house she lived in was left to her by her deceased parents.

Youdian Xincun was built in the 1950s and was one of the first public housing estates completed in Shanghai. The apartments in this community mainly consist of small units, with one-bedroom units on the ground floor measuring approximately 35 square meters.

According to the latest announcement from the Hongkou District Civil Affairs Bureau regarding the appointment as the estate administrator for Jiang Ting, her residence was located at Lane 621, Siping Road, Hongkou District, Shanghai. All legal heirs of Jiang Ting had passed away before her, and she did not leave a will or a caretaking agreement. Currently, the Hongkou District Court has designated the Hongkou District Civil Affairs Bureau as Jiang Ting’s estate administrator. Individuals who have a relationship of inheritance, dependence, or significant caretaking with Jiang Ting are requested to prepare written materials for submission. The notice period is three months.

Jiang’s residence was a four-story building, with four households on each floor, and she lived in the east unit under the staircase on the ground floor.

It is worth mentioning that the electricity bill check notice showed that the power company did not receive a bill for 53.3 yuan in October this year. The account name associated with the electricity address was “*Hengkang” and not the name of Ms. Jiang.

Liu, an old resident of the Youdian Xincun, knew Jiang Ting for many years. He recalled that Jiang Ting had been living in the community for years, and he had not heard of her owning property elsewhere. He mentioned, “Her estate should primarily consist of this property and some savings left by her father, possibly around 2 to 3 million yuan.”

The report stated that Youdian Xincun is strategically located with complete commercial supporting facilities.

Across from Youdian Xincun, a new development, Jinmao Puyuan, is currently on sale at a price of 168,000 yuan per square meter.

According to a real estate agency manager on Siping Road, a one-bedroom apartment in Youdian Xincun is approximately 35 square meters (ground floor units come with a patio) and is priced between 1.67 to 1.7 million yuan; if rented out, the monthly rental income is around 4,000 yuan.

The event of “Shanghai’s single woman suddenly passing away, with the local Civil Affairs Bureau becoming her estate administrator” continues to generate heated public opinion. Many are puzzled by the official appointment of the woman’s estate administrator.

“Inheritances should go to her relatives, they at least have a connection. When she was alive, what did the Civil Affairs Bureau, streets, or communities do to help her?”

“Inheriting property should follow step by step based on family relationships. In any case, the government has no right to take or confiscate someone’s property because personal legal property is protected by the law.”

“This case raises doubts about the handling process and procedures. Was there any effort to find heirs, address debts, maintain transparency, or provide caretaking before her death? Such significant matters should be handled openly, transparently, and meticulously.”
