Former chairman of Evergrande Group, Xu Jianyin’s nephew, Xu Huojian’s luxury home located in Tianhe District, Guangzhou, was auctioned on Ali Auction Platform yesterday (26th) for over 50 million yuan.
On February 26, a luxury home in Tianhe District, Guangzhou, with an estimated value of 44 million yuan was auctioned on the Ali Auction Platform and was sold for 50.16 million yuan by a buyer. According to multiple Chinese media reports, the homeowner of the property is Xu Huojian, the nephew of Evergrande Group’s chairman Xu Jianyin.
According to the auction platform announcement, the property is located in the Qiaoxin Huilangyue Community in Tianhe District, with a building area of 317.5 square meters. It was previously listed for auction by the Potou District Court in Zhanjiang before the Chinese New Year. The property is situated at Room 902, 421 Linjiang Avenue, Tianhe District, Guangzhou, and it was the first time being auctioned with Xu Huojian as the proprietor.
The assessed value and starting price of the luxury home were both 44 million yuan, and there were 3 bidders participating in the auction. After several rounds of bidding, the property was finally sold for 50.16 million yuan to a buyer surnamed Su.
According to Yangtze Evening News, the property is a rare layout in the community, equipped with 5 bathrooms and multiple room configurations. In March 2025, Xu Huojian attempted to dispose of assets through the market, listing the property for sale at a total price of 68 million yuan, but it did not sell.
After the debt crisis of Evergrande Group in 2021, Xu Jianyin was restricted from high consumption by the court, and his brother Xu Jiaqin and nephew Xu Huojian were also affected.
Currently, Xu Huojian serves as a director of Guangzhou Evergrande Industries Group Co., Ltd., and is also a shareholder of Guangzhou Yaxu Decoration Design Co., Ltd., holding a 20% stake, with the remaining 80% held by his brother Xu Jiaqin.
Guangzhou Yaxu is involved in a total of 781 judicial cases.
In December 2025, in a case numbered (2025) Yue 0804 Executed 1216, Guangzhou Yaxu was the judgment debtor and was executed by the Potou District Court in Zhanjiang, with an amount of 1.904 million yuan.
Chinese media reported that the auctioneer, Potou District Court in Zhanjiang, has previously handled a case involving Guangzhou Yaxu, with Xu Jiaqin and Xu Huojian both being defendants. Xu Jiaqin was also listed as a dishonest judgment debtor for “failing to fulfill the legal obligations despite having the ability to do so.”
