Queens rents in New York City rise again in July, Flushing ranks most “affordable”

According to the July Queens rental report released by New York real estate company “MNS Real Estate,” regardless of one-bedroom/two-bedroom apartments or studios, Long Island City has the highest rents, while studio apartments in Flushing are the most “affordable,” and Elmhurst has the lowest average rent.

The report shows that the average monthly rent in Queens in July increased by 0.6% compared to June, with an average rent of $2,919. The average rent for one-bedroom apartments in July was $2,844, while two-bedroom apartments had an average rent of $3,551, and studios had an average rent of $2,363.

Overall, Queens’ July rents increased by 6.76% compared to the same period last year. Studio apartments saw the highest rent increase, rising by 9.02% compared to the same period last year.

Queens is divided into 11 community districts, with Long Island City having convenient transportation conditions, with direct subway access to Manhattan’s central business district, making it the most expensive in rents for all unit types.

In terms of studio apartment rents, the average rent in Long Island City in July was $3,386, while Flushing only required an average of $1,775.

For one-bedroom apartments, the average monthly rent in Long Island City reached a high of $4,144, while in Elmhurst, the average monthly rent was $2,342.

As for two-bedroom apartments, Long Island City led with an average monthly rent of $5,910, while Elmhurst had the lowest average monthly rent at $2,963.
