Renovating New House Backyard Unearths Human Bones, Henan Homeowner’s Rights Protection Efforts in Vain.

Last year, Mrs. Sun from Changyuan City, Henan Province, purchased a house with a courtyard in the third phase of the Changcheng Delin City. During the renovation, human bones were unexpectedly unearthed. Mrs. Sun recently stated that she had contacted the property management and the developer multiple times, but they refused to relocate her or compensate her under the pretext that the house had already been delivered. She has been fighting for her rights for the past six months with no success.

According to a report from the Hunan Broadcasting and Television Station on June 29, 2024, on December 12, Mrs. Sun began renovating the house. While installing stairs in the courtyard, workers found the soil beneath the balcony was loose. Upon digging, things resembling garbage were exposed. Mrs. Sun pulled out a human thigh bone with her hands and promptly called the police. Subsequently, multiple ribs and a tail bone were dug out, leading to another police report.

Afterwards, Mrs. Sun repeatedly communicated and negotiated with the property management and the developer, requesting to exchange for a house of equal size and receive compensation. However, they refused to relocate or compensate her citing that the house had already been delivered. Since then, Mrs. Sun embarked on a six-month journey to fight for her rights.

On June 16, the local criminal police informed her that the test results confirmed the bones belonged to a male.

“At that time, my legs went weak with fear,” Mrs. Sun said. “The developer used these bones mixed with garbage as backfill soil, causing significant psychological impact on everyone in our household. It has been half a year now.”

She mentioned that during these six months of fighting for her rights, she has been shuttling between the local housing and construction bureau, the criminal police, incurring significant economic losses such as travel expenses and lost wages. The developer must bear all the losses caused by this incident. Even if the developer agrees to swap for a new house, the full renovation costs of the previous house, as well as additional costs such as the loan interest from the installment purchase, should all be borne by the developer. However, the developer refuses to compromise, and the situation is currently at a standstill.

On June 30, the residential developer of the community responded to the Xiaoxiang Morning News, stating that the community has been handed over to the property management company for management.

The staff of the property management company in the community stated that the plot of land in Mrs. Sun’s courtyard is for her use, but she does not have ownership rights. The backfill soil was purchased from elsewhere and transported to the site, and they do not screen all the soil.

The staff further mentioned that according to the police, the unearthed human bones have been there for 20 years already, and multiple parties are currently coordinating and handling the situation.
