California Occupies 7 of the Top 10 Most Expensive Zip Codes in the United States in 2025

According to online real estate database PropertyShark, the 100 most expensive zip codes in the United States in 2025 are mainly concentrated in coastal areas, with California accounting for 61%. Among the top 10 zip codes, California has 7, New York has 2, and Fisher Island in Miami Beach, Florida, tops the list.

Fisher Island in Miami-Dade County, Florida (zip code 33109), became the most expensive zip code for housing in the United States in 2025 with a median home price of $9.5 million. It is the first time Florida has taken the top spot.

In second place is Atherton in San Mateo County, California (zip code 94027), with a median home price of $8.33 million. This area has held the top spot in the US for eight consecutive years.

Third and fifth places both belong to Suffolk County on Long Island, New York: Sagaponack (zip code 11962) with a median home price of $5.93 million, which has been the most expensive zip code in New York for 10 years, and Water Mill with a median home price of $5.5 million.

The median home prices in the top 10 zip code areas are all above $5 million, including 7 of the most expensive zip codes in California – all located in coastal cities. The zip codes ranking 4th, 8th, and 9th are in Newport Beach in Orange County; 6th place is Santa Barbara County’s city of Santa Barbara; 7th place is Stinson Beach in Marin County; also tied for 9th place are Los Altos in Santa Clara County; and 10th place is Rancho Santa Fe in San Diego County.

PropertyShark was founded in January 2003 and later acquired by Yardi Systems in 2010, providing clients with data on residential and commercial real estate, including land area, ownership, maps, recent sale prices, comparable listings, taxes, and whether there are any liens.

This year’s ranking analyzed registered residential transactions from January 1 to September 30. Montana, Texas, Utah, and Wyoming were excluded due to undisclosed data. After considering the sales of apartments and residences (excluding multiple land transactions), 120 zip codes were selected for the “Top 100 Most Expensive Zip Codes.”

Newport Beach is the overall most expensive city in America, with all 6 residential zip code areas ranking in the top 100, with 3 in the top 10. The city was established in 1906 and has been hosting an annual Christmas boat parade since 1908.

Los Angeles and Fairfield County, Connecticut, both have 4 zip code areas on the list, tying as the second most expensive cities.

Los Angeles County has 17 zip codes in the top 100, making it the most expensive county in the US for land prices. Due to the impact of the early-year fires in Los Angeles County, home prices in the Pacific Palisades area dropped by 20%.

Santa Clara County has 15 zip codes in the top 100, making it the second most expensive county in the US for land prices. The third most expensive county is Orange County, California.

California tops the charts for the most expensive real estate. The Greater Los Angeles Area includes several counties in Southern California, with 29 zip codes making it to the top 100. Apart from Newport Beach, portions of Beverly Hills have median home prices exceeding $4 million; Pacific Palisades has prices exceeding $2.5 million; Beverly Grove, Carthay Circle, and Fairfax have median prices above $2.1 million.

The Bay Area in California comprises 9 counties, including Alameda, Contra Costa, Marin, Napa, Santa Clara, San Francisco, San Mateo, Sonoma, and Solano, with 32 zip codes in the top 100. Several zip codes in San Jose, Santa Clara County, made the list, with the highest median home price reaching $2.59 million. However, the Bay Area had 55 zip codes on the list in 2019, indicating a difficult trend to reverse, with only one zip code from San Francisco making the list this year.

The New York metropolitan area includes 23 counties, encompassing New York City, Long Island, the mid to lower Hudson River Valley, central and northern New Jersey, western Connecticut, and Pike County in Pennsylvania.

The luxury housing market in New York State is shrinking, with only 15 zip codes making it to the top 100 this year, concentrated in areas such as Tribeca, SoHo, Noho, Little Italy, Nolita, and Hudson Square.

New York City has 3 zip codes on the list, with Tribeca ranking 20th with a median home price of $3.7 million. In 2017, it was the second most expensive in the US with a median price of $4.1 million. In 2019, New York City had 10 zip codes in the top 100.

Suffolk County on Long Island, New York, has 9 zip codes in the top 100, with 2 areas in the far eastern end of the Hamptons making it to the top 10.

In New Jersey, Alpine in Bergen County became the state’s most expensive zip code for the 9th time in 10 years, with a median home price of $4.35 million. Deal in Monmouth County follows with a median price of $3.55 million, and Short Hills in Essex County made the list with a median price of $2.42 million.

Connecticut ranks third in the most expensive zip codes after California and New York, with 7 zip codes from Fairfield County in the top 100. Four of these zip codes are from Greenwich, surpassing New York City, with Riverside having a median home price of $2.75 million.

New Castle Town in Rockingham County, New Hampshire, has a median home price of $2.65 million, surpassing Back Bay in Boston, Massachusetts, which has a median price of $2.57 million. In 2021, Back Bay was the second most expensive zip code in the US.

Chilmark Town on Martha’s Vineyard in Dukes County, Massachusetts, set a new high with a median home price of $2.48 million, while Weston Town in Middlesex County had a median price of $2.4 million.

The most expensive zip codes in the region all have median home prices exceeding $3 million. Moving from north to south, the median home price on Gibson Island in Anne Arundel County, Maryland, is $3.15 million, slightly lower than last year.

Sullivan’s Island in Charleston County, South Carolina, has a median home price of $3.95 million.

In Georgia, Golden Isles in McIntosh and Glynn Counties are home to the leading zip codes with a median home price of $4.2 million.

Fish Island in Florida remains the most expensive zip code area with a median home price of $9.5 million, a 65% increase compared to the previous year. The most expensive three-bedroom residence, spanning 6,800 square feet, sold for $23.7 million, while the most expensive six-bedroom standalone residence, covering 11,000 square feet, sold for $21 million. Additionally, the median home price in the Boca Grande community in Charlotte and Lee Counties is $3.49 million.

Paradise Valley in Maricopa County, Arizona, reached a new high with a median home price of $3.5 million.

In Nevada, Glenbrook in Douglas County and Crystal Bay in Washoe County both have a median home price of $3.4 million and $2.7 million, respectively.

Aspen in Pitkin County, Colorado, and Snowmass have median home prices of $2.8 million and $2.45 million, respectively.

In King County, Washington, Medina ranks 16th in the US with a median home price of $4.15 million, known as the residence of billionaires and tech company executives like Bill Gates and Jeff Bezos; while Mercer Island in Mercer County has a median home price of $2.31 million.

In Kaua’i County, Hawaii, the non-incorporated area of Kilauea has a median home price of $2.5 million. ◇
