According to the latest “Best Time to Buy a House Report 2025” released in September by the US real estate website Realtor.com, October 12th to 18th of 2025 is considered the most optimal period for purchasing a home throughout the year. During this timeframe, the market is expected to present a rare balance favorable to buyers, offering more choices, less competition, and price advantages.

The report indicates that inventory is projected to increase during this period, with the number of active listings exceeding one million units, nearing pre-pandemic levels. The active listings in the third week of October are expected to increase by as much as 32.6% compared to the beginning of the year.

In terms of pricing, average home prices are forecasted to be 3.4% lower than the seasonal peak, with median home prices at $439,450, allowing buyers to save over $15,000 compared to the summer peak.
