Manhattan Affordable Housing Applications Open for Lottery Draw, Three-bedroom Units Start at a Minimum of $57,000.

New York City’s Housing Preservation and Development Agency (HPD) recently announced the availability of three-bedroom units for purchase through a lottery process at the “Gouverneur Gardens Housing Corp” Mitchell-Lama cooperative apartment project in Manhattan. The initiative aims to provide eligible families with the opportunity to own property in Manhattan at relatively affordable prices. The application deadline for this project is December 29th.

According to official information, the purchase prices for the three-bedroom units range from $57,024 to $61,776, with the actual prices subject to adjustment based on circumstances. The monthly maintenance fees are approximately $1,341 to $1,590, and may also vary. The project has specific income restrictions, with a minimum annual income of $53,640 and a maximum income limit of $235,000, depending on the composition of the applying family.

The occupancy standard for the housing units is for 4 to 6 persons. The lottery will select up to 200 qualifying applicants for further review. The City government emphasizes that New York City residents do not have general priority in the lottery, but eligible veterans will receive priority consideration. There are two application methods available: online and by mail. Online applicants can submit their information by clicking “Apply Now” on the official website; whereas, those applying by mail must send a postcard or letter to P.O. Box 126, New York, NY 10272. Registered or certified mail will not be accepted. Applicants must clearly provide their full name, current address, date of birth, and desired unit type. Incomplete or unclear information may lead to disqualification from the lottery process.

Applicants must be residents of New York State, at least 18 years old, financially responsible, and not existing shareholders. Each applicant is allowed to submit only one application and cannot simultaneously apply through both paper and online methods. Violators will be disqualified. Applicants cannot be on multiple waitlists for the same housing project. If meeting household size requirements, they can apply for lotteries for different projects but must choose only one if selected.

Furthermore, in the event that an applicant chosen in the lottery has their name listed as a family member on other selected applicants’ lists, both parties will be disqualified together.

The City government underscores that any application not complying with the relevant regulations will be automatically disqualified.
