Monthly Rent: Application Open for 9 Cologna Apartments, Applicants Must Meet Section 8 Requirements.

In New York City’s Queens neighborhood, a 7-story apartment building located on Northern Boulevard in the Corona area is offering a unique opportunity for eligible applicants. Nine units in the building are available through a lottery system, with the requirement that applicants must qualify for the “Section 8” housing assistance voucher and have at least one family member aged 62 or older. The rent for these nine units is set at zero dollars.

The mixed-use building, known as Elmcor Permanent Supportive Residences at 104-10 Northern Boulevard, consists of a total of 30 residential units. Twenty-one of these units are priced at market rates, while the remaining nine studio apartments are designated for individuals who qualify for the “Section 8” housing assistance voucher, with a rent of $0 for the tenants.

The Section 8 program allows renters to pay rent that generally does not exceed 40% of their adjusted monthly income, with the remaining balance covered by the New York City Housing Authority’s rent assistance voucher.

This project was constructed with the support of the New York City Housing Preservation and Development agency through the Supportive Housing Loan Program and AIRS Program.

Applicants must meet specific income requirements to be eligible for these units. One-bedroom units are reserved for households with an annual income at or below 40% of the Area Median Income (AMI), with income limits ranging from $0 to $49,720 for a single occupant.

For households with an income at or below 60% of the AMI, the annual income limits are $65,220 for a single occupant and $74,580 for a two-person household.
