The city of New York has introduced a new affordable housing option for seniors. The newly opened residential building located at 570 Washington St., NY, in Hudson Square adjacent to Google’s headquarters, offers 122 affordable apartments designed specifically for individuals aged 62 and above. The rent is set at 30% of the household income, with an annual income requirement ranging from $0 to $87,500.
Applicants must meet certain criteria as outlined on the NYC Housing Connect website. These include having at least one household member aged 62 or older, qualifying for Section 8 housing assistance, and having a household income not exceeding 50% of the area’s median income, which is $0 to $87,500. The apartments come in studio, one-bedroom, and two-bedroom layouts, with rent set at 30% of the household income, inclusive of utilities such as water, electricity, gas, and heating costs.
The building boasts a range of community and recreational facilities for residents, including community activity rooms and kitchens, a health and wellness center, a library and computer room, a fitness center, bicycle storage areas, communal laundry facilities, and on-site property management.
Of the 122 affordable apartments available, 57 are studio units with income requirements ranging from $0 to $64,800; 40 are one-bedroom units with income limits from $0 to $72,900; and 25 are two-bedroom units with income thresholds from $0 to $87,500. Rent for all units is set at 30% of the income.
The development of this project was a joint venture by Zeckendorf Development, Atlas Capital, and Baupost Group in early 2022, with an investment of $340 million and an anticipated total development value of $1 billion. The building’s northern side is adjacent to Google’s headquarters, designed by COOKFOX and located at the former St. John’s Terminal.
Successful applicants will benefit from support services provided by the New York City-based organization JASA, including case management and group activities. The project is supervised by the Settlement Housing Fund.
In terms of environmental sustainability, the building is in the process of obtaining LEED Gold certification and adhering to New York City’s Local Law 97 carbon emission limits. It features high-efficiency heat pump heating and cooling systems, water-saving fixtures, LED lighting, and green roof designs.
The surrounding area offers convenient transportation options, with close proximity to the 1/2/3/C/E subway lines and multiple bus routes.
